Design & Project Manager - Property / Hotels

Our client requires a Design and Project Manager to take the lead design role for the new projects to be developed under its expansion programme. In addition to taking the lead design role for the European expansion, the successful candidate will manage one the clients new development projects.
The role will report into the Projects Director for Europe, with a key co-ordination role with the oversea's design department team.
This position is a critical role, and offers the opportunity to participate in the exciting expansion of business into Europe and develop a long-term career as part of the development and management team.

PROJECT SKILLS

 Strong architectural design skill, in particular planning of buildings, ability to work with interior design concepts and sound construction knowledge.
 Attention to detail.
 Organised with the ability to develop sound project management skills.
 Tenacious, rigorous and keen to take full responsibility & accountability for project delivery.
 Ability to co-operate with other Project Managers to ensure consistent design standards across all projects.
 Ability to lead the design and production team on an individual project.
 Ability to manage out design problems and seek cost effective solutions.
 Thorough knowledge of building services.

KEY TASKS

IDENTIFICATION AND ASSESSMENT OF NEW PROJECTS

 Preparation of architectural layouts and technical input to assist in assessment of new opportunities.

 Assist with the production of project feasibilities and Adina operational feasibilities.


DOCUMENTATION

 Ongoing improvement in internal design document standards commensurate with both the brand and the Group.
 Manage the production and sign-off of all project technical documentation to ensure accurate, variation free documentation clearly specifying requirements in respect of the scope, quality, cost and function of each project. This shall include Specifications, Services Performance Briefs, Plans, Development Descriptions, Programmes etc.
 Appoint and manage design and project monitoring consultants.

     Assist in relation to managing Authority approval processes where Adina has an involvement and ensure the required approvals are obtained to operate an hotel apartment business.
 Improvement of project document control and filing systems, in accordance with Adina standard practice.
 Ongoing updating of Performance Specification with regard to ensuring adherence to all required standards.
 Input to and oversight of all amendments to Developer design requirements on all projects.

DESIGN

 Review and produce Performance Specifications and other technical guidelines ensuring customization for local markets, including sample details and layouts.
 Management of formal design reviews of completed projects.
 Design sign-off of prototype apartments.
 Design sign-off of sample building components.
 Management of the brand in Europe, with coordination of input from Operations, the Design Director, and ongoing group developments.
 Active input to and oversight of hotel layouts, apartment layouts, construction detailing, interior design and FF&E design.
 Co-ordinate input of interior design consultants to ensure interior design intent is accurately captured by project documents and during the development phase.
 Value management of projects using cost plans and detailed design reviews with a view to driving project cost savings.
 Reporting directly to the Design Director and CEO in Sydney, design approvals at all stages will be properly coordinated and actioned in a timely manner, with appropriate input and guidance.
 Support Development Project Managers in resolution of design matters on all projects.
 Active pursuit of new directions in design, with a view to maintaining the contemporary nature, cost effectiveness and excellence of the brand.
 Review of As-Built information on all projects at handover to ensure consistent standards across all projects.
 Active promotion of sharing of design information across all projects, within the Adina brand.
 Development of a comprehensive understanding of design restrictions imposed by local standards.

 

FINANCE

 Assist with the provision of technical information for funding applications and documentation.

DELIVERY MANAGEMENT

 Full day to day responsibility for project management/administration and ensuring the Developer/Contractor delivers projects in strict accordance with all project documentation and requirements.
 Establishment and maintenance of the Project risk schedule.
 Tendering and appointment of external consultants as required.
 Organisation and co-ordination of the design review and approval process to ensure clear timely sign-off and comments are provided within the contractual timeframe, and all approvals and comments are recorded and tracked. Follow up and resolve outstanding issues.
 Management of the project in strict accordance with the budget, and reporting thereof to the Directors.
 Maintenance of project files including approved design, authority approvals, variation tracking, etc.
 Initiation of FF&E schedules, tendering and procurement of FF&E where not sourced by the Purchasing Manager, and management of FF&E delivery and installation in accordance with the project requirements.
 Handover of the completed project to Operations with all necessary training and documentation
 Management of the close out process for defects on projects through to the end of defects period, including post project reviews
