Non-Executive Director required for a Buy to Let Holiday Parks company, based in the South West.
We are looking for candidates with a strong and successful commercial background in the leisure/property sectors. You will be able to make a major strategic contribution to the company and add focus and experience to help this company establish itself as a major player, through its plan to grow through acquisition.
The skills/experience we are looking for are:
1) Overseeing a multi-site sales led operation
2) Knowledge of short break holiday market
3) Input into marketing strategy in the leisure sector
4) Communication/fundraising with property investors
It will be beneficial if the Non-Executive Director wishes to become a shareholder in the Company to align the incoming NEDs interest with that of the existing Directors who are all shareholders.
1. The Market:
There are some 3,400 holiday resorts and camps in the UK, which generates £200m plus in annual tourist revenue. Some 80% of the market is dominated by the smaller players, leaving around 600 larger holiday resorts.
Short-breaks now account for more than half of all holiday visits in the UK, and that the market for these is increasing steadily.
The lack of supply of resorts and the success of the business model enables resorts to be sold at a considerable premium to their development asset value. Much of the growth of the market, therefore, is coming from increased sophistication, niche marketing and expanding the number of weeks that are filled, rather than a growth in the number or size of resorts.
2. The Business Concept:
The company plans to build a network of high quality buy to let holiday lodge parks.
Our Client has assembled a team of experienced professionals who have made a strategic decision to create a group serving a niche market and providing high returns for investors.
Our client is currently exploring various opportunities to acquire holiday and lodge parks throughout the South West of England.
Three specific acquisition opportunities are currently being developed.
Our client has created a blue print and design for building luxury and affordable lodges, which would be ideal for investment purposes.
Private owners will get a 6 - 8% return on their lodge investment which will represent 50% of the annual letting income for each lodge with our client taking the remainder.
Our client will realise a 40% gross profit on the sale of lodges and subsequently 50% of holiday rental income.
These lodges are ideal for the growing short-break market and are popular all-year round.
Our Client will set up a central sales and marketing function to handle both holiday bookings and generate interest in property sales.
All sites will be cash flow positive from year 1, and un-encumbered by debt after year 5.
Projections are for EBITDA in excess of £1.5m in each of the first 5 years.
The goal is to develop a group of twelve to fifteen operations within three years and then seek an exit through a trade sale.
3. Non-Exec Director Requirements:
A Non-Executive Director is required as follows:
- Oversight into multi-site sales operation
- Communicating to short break holiday consumer
- Marketing / fundraising to property investors / syndicates.
We are looking for a commercially / marketing minded NED with a proven track record probably at a Blue Chip company & prepared to be hands-on when required & ideally who has worked at top level ideally in the leisure/property sectors.
It will be beneficial if the Non-Executive Director wishes to become a shareholder in the Company to align the incoming NEDs interest with that of the existing Directors who are all shareholders.
